Luxury in a home can be defined in several ways. A Southwest Florida Luxury Home can be defined simply as one that has a value at approximately three times the median value of all the homes in the county or the cities surrounding areas. Homes for sale in Naples, FL, for example, could be considered a Luxury Home if it were for sale at $900,000 or more since the median value of Naples FL homes as of 2009 is hovering near the $300,000 range.
Not every beachfront home would be considered Luxury although some of the most stunning and beautiful Homes are on the water. Beachfront homes often get torn down to make way for new construction of a Luxury property.
New beachfront properties don't necessarily need all the gingerbread a traditional Southwest Florida upscale property would need since the beach is the main attraction and supplies plenty of value as a Naples home. Many beachfront homes are used as a Naples rental home until they are ready for "tear-down".
Not every Naples waterfront property is beachfront. With its many canals and inter-coastal waterways, A Luxury Home can be found on just about every street west of US 41. Many of these luxury properties are directly on or within walking distant to the water. Each one of these Florida properties can boast a "Bay View". Those with a southern exposure will bring the most value should this be a Home for sale.

I found a plantation with a huge mansion, 17.5 acres, a fancy gated entry, orchard and pool for less than 3 times the median value. So price is not the only way of defining luxury.Anyway, great article. Well done.
